What is needed to clear land that opens up on level 22? Should I gain the tools and keep them for clearing the land.

Different size land plots require different quantities of each of the following items in order to "unlock" the land: Land Deed, Mallet and Marker Stake. If you plan on expanding your farm, holding on to these items is not a bad idea because it can take a while to find all the pieces you need. If you don't need or want to expand your farm, other plays will pay top dollar for these items and they will sell in the blink of an eye.

I'm on level 16 I'm not finding things very easy to clear my land. How are others clearing their land so fast without paying real money?

You will get tom soon, for 3 days for free. He runs errands for you every 2 hours. You can have him search for anything like saws and stuff. He will bring you around 8 for 200 coins. Keep using him every 2 hours to clear all your land in a day. After 3 days you have to pay to use Tom with diamonds.
