Just find the girl in the nighthowl saloon, the girl's name is annie howell. You need to get the charm in the graveyard. When you already made it there, go to the right side and find the blank tombstone.

Go to the church you wil see a grveyard behind full of zombies, and people burried go there and you will see some options such as examine but instead go to every one of these until in one you will see dig, thats the place where the lucky charm is. then go back to the saloon and give the waitress the charm and visit home and talk to the maid. to start to get rid of the ghost you have to talk to the maid at home

No it is not church it is a meeting house dont u see the graveyard is at the left side behind the cr then go there and find the blank tombstone then u will get the charm warning: becareful about the zombies if you will go to the zombie they will scare u and your diamond will decrease....

To get in the door at the meetinghouse first you must complete all of your tasks/aka/goals at paradise place (the area with your mansion and other houses) then talk to the lady with the outdoor shop at dead tree (right to the meetinghouse) then she will talk with you about that and then the meetinghouse,library and the kine dairy will be unlocked and you will be able to go in and when you are in the black tombstone /aka/ the one with no name and/or writing on it dig and go to the nighthowl give it to annie and talk to the maid and it should be gone!And heads up the third ghost is the maid :) Hope it helps!!!!
