You need to change the first word of each line to a word that sounds the same but has the meaning of the second word
leased = least
eye = aye
coarse = course
tolled = told
Then you see how in coa(u)rse you see the numbers and letters say C3R6 so there is C then you have the letters from the changed word to make it OU and then R and letter from changed word SE
Applying this to the other words gives you
5=LE (A) 1=ST
2=AY (E)
(C) 3= OU (R) 6=SE
4=TO 7=LD

(ST)(AY)(OU)(TO)FMYW(AY)
